RED Construction group completes Tellon Capital’s Westminster office redevelopment – Formula 1’s new global HQ
RED Construction Group, the specialist main contractor, has announced the completion of Tellon Capital’s landmark office redevelopment, 40 Broadway, delivering 130,000 sq ft GIA of wellbeing-led Grade A office space in the heart of Westminster, of which las been let in its entirety to Formula 1.
Delivered by Tellon Capital and RED Construction’s London team, 40 Broadway has achieved EPC A, Wiredscore Platinum and is targeting WELL Platinum and BREEAM Excellent, maximising building performance and wellness for the occupants. The redevelopment has established a variety of Grade A office space from the basement to the eighth floor, together with a ground floor café, roof terraces from 4th-7th floors, and an exceptional roof terrace with incredible views across St James’s Park, Westminster Abbey and the Houses of Parliament on the 8th floor.
As part of RED Construction Group’s £50m contract, the team carried out extensive works, including erecting a steel frame from lower ground to eighth floor and creating a natural stone façade on the Broadway elevation with projecting full-length feature windows. 40 Broadway’s design and delivery has been sensitively considered to seamlessly sit within its surroundings across the Broadway and Christchurch Gardens Conservation Area. The rear of the building features traditional brickwork and a metal-clad mansard from the fifth floor to the roof, in line with the appearance of the neighbouring Grade II listed buildings.

40 Broadway is the latest landmark office development delivered by RED Construction London, following the recent completion of a £20.5m office refurbishment to Aviva Investors’ Grade II listed Victorian building, 134 – 146 Curtain Road in Shoreditch. The six-storey, 54,000 sq ft building has undergone an extensive refurbishment, including the introduction of rooftop terraces covering 3,700 sq ft, structural alterations to the existing office into Cat A and B workspace, a new main entrance, reception area, and lifts.
